How much is my property worth?+

We provide a free, no-obligation market appraisal. We inspect the property, compare it against recent local sales and give you an honest guide price along with advice on presentation and timing.

What does it cost to sell through you?+

Fees are agreed in writing before we start, normally as a percentage of the sale price plus an agreed marketing budget. There are no hidden charges and everything is confirmed in your letter of engagement.

How long does a sale take?+

Marketing to sale agreed typically takes a few weeks in a normal market. Closing then depends on the solicitors, title and any mortgage — usually six to twelve weeks after going sale agreed.

Do I need a BER certificate?+

Yes. A valid BER certificate is required by law before a property is advertised for sale or rent. We can point you to a local assessor if you do not already have one.

Should I sell by auction or private treaty?+

Auction suits land, sites, probate sales and investment property where competitive bidding is likely. Most homes sell better by private treaty. We will tell you honestly which route suits your property.

What is a Commissioner of Oaths and what do I need to bring?+

A Commissioner of Oaths is authorised to witness affidavits and statutory declarations. Bring photo identification and the unsigned document — it must be signed in front of the Commissioner.

Will my valuation be accepted for probate or by my bank?+

Yes. Our written valuations are prepared for probate, family law, Revenue, lending and insurance purposes and are issued in the format your solicitor, accountant or lender requires.

Do you manage rental properties?+

We handle lettings from advertising and viewings through to tenant referencing and lease signing. Talk to us about what level of ongoing involvement you need.
